SHERIFF SALES

  1. All Sheriff Sales are pursuant to the provisions of the Ohio Revised Code

  2. Properties are advertised for three consecutive weeks beginning five weeks prior to the sale in the Urbana Daily Citizen. This is your legal source of information. The information provided on this website is a courtesy and should be verified for accuracy by the official advertisement.

  3. A court order is required to withdraw a property from sale. 

  4. Public notice is hereby given that all such Real Property to be sold at Public Auction may be subject to any liens that may not be extinguished by the sale, and purchasers are urged to research prior to the bidding.

  5. DEPOSIT REQUIREMENTS

                      

 FOR SHERIFF SALES:

 All Third Party Purchasers are required to deposit funds at the time of sale via a   

 certified check or money order payable to: Champaign County Sheriff.

1. If the appraised value of the property is:

  • less than or equal to $10,000.00: Required Deposit of $2000,00.

  • greater than $10,000.00 but less than or equal to $200,000.00: $5000.00 Required Deposit

  • greater than $200,000.00: Deposit $10,000.00

2. The conveyance and recording fees will be deducted from the deposit check with the excess being applied towards the purchase price.

3. Remaining balances must be paid within thirty (30) days of the date of sale.

FOR TAX SALES:

All Third Party Purchasers are required to pay the total amount due at the time of sale via cash, a certified check or money order payable to: Champaign County Sheriff.

   6.   Remote bids are accepted by email or fax by 430 p.m. prior to the day of sale.
